College town, historic bones
DeLand marches to its own beat — Stetson University anchoring a real downtown, historic neighborhoods with wraparound porches, and a pace a notch slower than Orlando. The carpet reflects the mix: student rentals near campus that live hard, historic homes with decades-old carpet, and family neighborhoods in between.
Student housing is its own world. A rental near Stetson can see four years of college life in every room — the parties, the pets that were definitely not on the lease, the spills that got a paper towel and nothing more. Turnover cleaning here is less about appearance and more about reset: deep extraction plus pet treatment to make the unit leasable again. Landlords who schedule it between every tenant spend less than those who wait for the disaster unit.
The historic homes are the opposite story — often beautiful, often with carpet laid in the 80s over wood floors, holding decades of dust in dense old fiber. This carpet was built to last and usually does, once someone finally deep cleans it. Our walk-through tells you which kind you have and what to expect, honestly, before you spend a dime.
